The property landscape is ever-changing. Immobel Capital Partners’s initial investment strategy will focus on creating new and refurbished accommodation by repurposing key sites.

We will look at sites which can attract different types of occupiers, usually with either residential or office anchoring use, drawing people to the scheme every day.

These schemes generate attractive returns and match our priorities for new positive impact investing, as they score highly on pre-agreed ESG metrics.

Fund strategies based on three central themes

We actively search to invest in assets with strong fundamentals in winning cities

We invest in towns and cities with strong economic growth and a diverse economic base. We also look for property types which are gaining from long-term structural forces, which are more independent of the economic cycle.


We seek long-term investments with excellent ESG credentials or the possibility to achieve excellent ESG credentials

Properties in the same sector can be very different and investors often make crude or sweeping judgements, which means they can miss individual assets with good occupier demand. In addition, investors are sometimes seduced into overpaying for properties which have strong occupier demand, or long secure income streams. We pursue a contrarian approach and buy unloved properties with good bricks and mortar and ESG fundamentals before they come back into fashion.


We co-invest to align interest with investors

We apply controls in four main areas to ensure risks are commensurate with the investment objective of each fund: Quality of properties, Income security, Debt levels and ESG. There are bespoke risk metrics for each fund as captured in the relevant Product Risk Profile.
